Conceptual Design 

Conceputal Design

Whether you have a distinct space you've already envisioned or a few key ideas, Conceptual design services are to collect and study information from our clients and create key orginial concepts for the spaces in scope. This involves understanding the client's needs, preferences, and goals for the spaces. From there, I begin with creating a conceptual design presentation deck that includes inspiration images, color palettes, material selections, and sketches to present and review with you.

Schematic Design

Schematic design services are a crucial part of the design process. During this phase, I work closely with my clients to select a more finalized conceptual direction, applying their needs, preferences, and goals for the space. I take into consideration factors such as the intended use of the spaces alongside the client's desired aesthetic, and any special requirements or constraints that need to be addressed. Once I have a clear understanding of the project budget , which I assist in creating for the the project requirements, I begin working on the layout, functionality, and flow of the space. I create floor plans, elevations, and 3D renderings to help my client visualize the space and make any necessary adjustments. During this phase, I also begin selecting furniture, fixtures, and finishes for my clients to review for the space, taking into consideration the client's budget and style preferences. The schematic design phase is an iterative process, meaning that I work closely with my client to refine and adjust the design until we arrive at a concept that meets the client's needs and expectations. Once the schematic design is approved by the client, I move on to the design development phase, where I begin creating more detailed plans for the space, & begin gathering more formalized pricing, construction bids, etc.

Design Development

During this phase, I work closely with architects, engineers, contractors, and clients to further develop the project into a comprehensive plan that outlines the design elements, materials, and construction methods that will be used to transform a space. One of the first things I do during the design development phase is to conduct a thorough analysis of the spaces, fixtures & finishes & begin to apply details on how these will all be installed, fabricated, procured and so forth. I take into consideration the existing structural elements, lighting, acoustics, and other important factors that will influence the design further. From here, a design development presentation deck & construction bid set is created. This includes floorplans, elevations, rendered elevations for design intent & bidding purposes, as well as helping clients narrow down design choices. In order to communicate my ideas effectively, I use a variety of tools, including 3D renderings, These tools allow me to give my clients a clear understanding of how the finished space will look and feel. Throughout the design development phase, I work closely with my clients to refine the design and make any necessary adjustments. I also collaborate with architects, engineers, and contractors to ensure that the design is functional, safe, and feasible within the construction budget and schedule.

Construction Documentation

During the construction documentation phase, I work closely with contractors and other professionals to ensure that your project is executed with precision and accuracy. In addition to refining & adding more detail into the plans & elevations, All specifications for all aspects of the project, from lighting and electrical to plumbing and tile / stone wood are further outlined. During pre-construction and throughout construction, I coordinate with vendors and suppliers to ensure that all materials and fixtures arrive onsite in keeping with the construction timeline. I work closely with contractors and sub-contractors onsite to provide any design direction required due to site conditions and assist in responding to RFI's, Value engineering & or general project management. Throughout the process, I will provide regular updates and communication to ensure that you are completely satisfied with the progress of your project. Overall, my goal is to provide you with a stress-free design experience that results in a beautiful and functional space that meets all of your unique needs and preferences.

Rendering & Matterport

SketchUp is a powerful 3D modeling software that allows me to create detailed, realistic renderings of your space from any angle. These renderings give you an accurate representation of what your finished project will look like, including color schemes, materials, and lighting. This is an incredibly useful tool that allows you to make informed decisions about the design and layout of your space, before construction even begins. Matterport walk-throughs, on the other hand, are immersive 3D experiences that allow you to virtually walk through your space before it's even built. This technology combines 3D modeling with high-resolution photography to create a detailed, interactive experience that lets you explore your space from every angle. This is a great way to get a feel for the flow of your space and to make sure that all of your design choices work together harmoniously. Overall, both SketchUp renderings and Matterport walk-throughs are incredibly useful tools that help me and my clients visualize the finished space and make informed decisions about the design and construction process.

FF& E

FF&E stands for furniture, fixtures, and equipment, and this phase involves selecting and specifying all of the pieces that will go into your finished space. During the FF&E phase, I work closely with you to understand your unique style and functional needs. This includes selecting furniture pieces, such as sofas, chairs, and tables, as well as lighting fixtures, window treatments, and even artwork and accessories. I also consider the durability and sustainability of each piece, ensuring that it meets your needs both aesthetically and practically. Once we have selected the pieces for your space, I provide detailed specifications and drawings to ensure that everything is ordered and installed correctly. I also coordinate with vendors to ensure that all pieces are delivered on time and within budget. Overall, the FF&E phase is an important part of the design process that helps to bring your vision to life. By carefully selecting and specifying each piece in your space, I can ensure that the finished product is not only beautiful, but also functional and practical for your unique needs.

Real Estate - Partial Staging & / or Mini Upgrades
